A couple came to me for a mortgage pre-approval on a $450,000 home with 10% down (hello, 90% LTV). We did it the right way: full doc stack upfront – tax returns, bank statements, current housing, and even rental income from their investment property (because every verifiable dollar counts). Pre-approved, confident, and shopping. They found “the one,” $35,000 less than what they anticipated, got under contract, and then the fun began. The appraisal came back subject to a mold inspection after the appraiser spotted some “abstract bathroom art” (read: dark ceiling mold spots). Meanwhile, title unearthed a trifecta: HOA lien, tax lien, and the star of the show – lis pendens (a pending legal claim on title). The liens? Escrow would pay them at closing – seller’s tab. The lis pendens? That needed a release from claimants vacationing in Mexico, likely “negotiating” with margaritas. Three weeks of attorneys volleying paperwork later, we got the lis pendens released, only for the original title company to refuse to insure. Because of course (360 degree eye roll here). After another week of hunting, the agent landed a new title company that issued a title commitment. Great – except we still had mold remediation to finish while the rate lock ticked like a time bomb. Once remediation wrapped, I refused to let the borrowers pay for a re-inspection. Instead, I pushed the lender to accept photos + a clean mold report for final appraisal approval. Result: the loan funded on the very last day of the rate lock (with a tiny 3-day extension), and everyone collapsed into a happy puddle.
